This Inman article has some wonderful ideas. Touching up the paint and neutralizing (not covering) "lived in" scents are two of the most effective and can make the difference between getting the yes from the buyer or not.
Also, clean clean clean. You can not clean enough, this is the time to hire someone it will be worth it! Top to bottom, every nook and cranny, windows inside and out places you didn't know exsisted they all need to be scrubbed.
